How is the housing market?

The housing market is HOT in the East Bay! Houses are selling faster than ever – many only on the market for a couple of days. We are seeing multiple offers, some homes receiving more than 10 offers! It appears buyers are motivated to buy homes both because of COVID changing their space requirements (desiring more space and an in-home office) and of course the historically low interest rates. Home prices continue to stay strong.

What are interest rates?

Interest rates this week are hovering between 2.75%-3% depending on loan type.

Now that buyers have resumed home shopping, how has the market been overall?

The numbers for May are in. The most striking piece of data for me is the number of homes sold year to date last year versus this year. We are about 62% of homes sold compared to last year in Alameda. March and April were understandably slow. I am not sure how much we can recover for the remainder of the year as many sellers are waiting to put their homes on the market, driving supply down.

Interest Rates this Week

The rates have dropped this week and are hovering around 2.875-3.125% for a 30 Year fixed loan. This drop will likely encourage more buyers to enter the market.

Why are home prices staying up despite a COVID-induced down economy?

Apologies if I sound repetitive when I bring up the supply and demand issue. Buyers and Sellers took a break in the early days of SIP, however since Mid-April, both groups have returned to the market and as a result home prices have held.

The economy is tanking. So why aren’t home prices dropping?
